LHP offers several ways of partnering with investors who wish to receive a larger share of the profits rather than simply investing money for a fixed return.
Investors can choose to be an equity or joint venture partner, where LHP supplies the expertise and time while the investor supplies the money or equity.
Landowners who own property that can be developed and is looking for superior returns can also partner with LHP.
Equity Partner:
As an equity partner, the investor supplies the required equity in cash or other security and borrows the project's remaining balance from a lender. This is sometimes also referred to as a joint venture partnership.
The amount of equity or cash required will depend on the project, and a strong borrowing capacity is highly desirable.
Under this type of arrangement, LHP manages the development process from concept to completion. Upon successful completion of the project, profits are split between the investor and LHP.
The projects that typically suit equity partners include duplexes, land subdivisions, townhouses and apartment buildings.
Landowner:
Often people own land but lack the expertise, time or money to maximize their return by developing the site. This results in them selling their land to a developer who then benefits from substantial profits.
As an alternative, LHP can partner with the landowner who supplies the land while LHP supplies the expertise and arranges the money to complete the project.
The landowner benefits from receiving market value for their property and shares in the profit with LHP, thereby significantly increasing their return.
This type of arrangement requires the correct zoning and the property owner to have little to no debt on the property.
